Escrow answers them with real arithmetic (the standard mortgage amortization formula) and commonly cited, dated industry reference ranges — no upstream calls, no accounts, nothing stored.
Mortgage payment & amortization. mortgage_payment_calculator computes the real monthly principal & interest
payment for a fixed-rate loan using the standard amortization formula, plus total paid and total interest over
the full term. amortization_schedule gives a genuine year-by-year principal/interest breakdown for any single
year of that same loan — early years are interest-heavy, later years are principal-heavy, as with any real
amortization schedule.
PMI estimator. pmi_estimator computes loan-to-value from a loan amount and home value, says whether private
mortgage insurance would typically be required (commonly above 80% LTV on a conventional loan), and gives a rough
annual/monthly cost range — clearly caveated, since actual PMI pricing depends on credit score and lender.
Closing costs. closing_cost_estimator gives a rough range using the commonly cited 2-5% of home price
figure — heavily caveated, since closing costs vary enormously by location, lender, and loan type.
Down payment. down_payment_calculator computes a down payment amount and the resulting loan amount and
loan-to-value for a chosen percentage, and flags whether that LTV would typically require PMI.
Rent vs. buy. rent_vs_buy_calculator compares total rent paid against a real mortgage P&I cost over a
chosen number of years, and separately shows a version that credits back the home equity built from principal
paid down — while being explicit that property tax, insurance, PMI, HOA dues, maintenance, closing costs, and
home-price appreciation are excluded and should be added for a fuller picture.
Affordability (28/36 rule). affordability_calculator applies the standard front-end (28%) / back-end (36%)
debt-to-income guideline to income and existing debts to estimate a rough affordable home-price range, using a
stated assumed mortgage rate and term since no live rate quote is available.
Home inspection checklist. home_inspection_checklist lists what to check or ask about during a home
inspection: roof age, foundation, electrical panel, plumbing age/material, HVAC age, water heater, signs of water
damage or mold, and more.
Glossary. real_estate_glossary defines common terms: escrow, PMI, LTV, closing costs, earnest money,
contingency, appraisal, title insurance, underwriting, pre-approval, points, amortization, and more.
Not financial, legal, or lending advice, and not a substitute for a licensed mortgage lender, a licensed real estate professional or attorney, or a licensed home inspector. It does not know your actual credit score, the property tax rate or insurance cost for your specific location, or any lender's real underwriting rules — every percentage-based estimate (PMI cost, closing costs, affordability) is a commonly cited industry range or a necessary simplifying assumption, clearly labeled as such, not a quote. Real figures vary significantly by lender, loan program, location, and your own financial profile — always confirm with a licensed lender before making a decision.

mortgage_payment_calculator — The real monthly principal & interest (P&I) payment for a fixed-rate mortgage, using the standard amortization formula, plus total paid and total interest over the full term. Use for "what's my monthly payment on a $400,000 loan at 6.5% for 30 years". Args: principal, annual_rate_percent, years.
amortization_schedule — A genuine year-by-year breakdown of principal vs. interest paid for one year of a fixed-rate mortgage, plus the balance at the start and end of that year. Use for "how much of year 5's payments on my 30-year mortgage go to principal vs. interest". Args: principal, annual_rate_percent, years, year_number.
pmi_estimator — Computes loan-to-value (LTV) from a loan amount and home value, says whether PMI would typically be required (commonly above 80% LTV on a conventional loan), and gives a rough typical annual/monthly PMI cost range. Use for "will I need PMI on a 10% down payment on a $350,000 house". Args: loan_amount, home_value.
closing_cost_estimator — A rough closing-cost estimate using the commonly cited 2-5% of home price range — heavily caveated, since closing costs vary enormously by location, lender, and loan type. Use for "roughly what are closing costs on a $500,000 house". Args: home_price.
down_payment_calculator — The real down payment amount and resulting loan amount for a given percentage of home price, plus the resulting loan-to-value and whether PMI would typically apply. Use for "what's a 20% down payment on a $600,000 house". Args: home_price, percent.
rent_vs_buy_calculator — Compares total rent paid vs. real mortgage principal & interest cost over a chosen number of years, including a version that credits back the home equity built from principal paid down. Clearly excludes property tax, insurance, PMI, HOA, maintenance, closing costs, and appreciation. Use for "should I rent at $2,500/month or buy this $450,000 house". Args: monthly_rent, home_price, down_payment, mortgage_rate_percent, years, loan_term_years.
affordability_calculator — Applies the standard 28/36 front-end/back-end debt-to-income rule to income and existing debts to estimate a rough affordable home-price range (conservative and upper-bound), using a stated assumed mortgage rate/term. Use for "how much house can I afford making $120,000/year with $600/month in debts". Args: annual_income, monthly_debts, down_payment_available, assumed_rate_percent, loan_term_years, tax_insurance_hoa_reserve_pct.
home_inspection_checklist — A general checklist of things to check or ask about during a home inspection: roof age, foundation, electrical panel, plumbing age/material, HVAC age, water heater, signs of water damage/mold, and more. Use for "what should I check during a home inspection".
real_estate_glossary — Definitions of common real-estate and mortgage terms (escrow, PMI, LTV, closing costs, earnest money, contingency, appraisal, title insurance, and more). Use for "what does contingency mean in real estate", "what's an LTV". Args: term.

What Escrow is. Escrow is a connector (an MCP server and REST API) that AI assistants and personal agents call on your behalf for home-buying and mortgage calculations: mortgage payment and amortization math, a PMI estimator, closing-cost and down-payment calculators, a rent-vs-buy comparison, the 28/36 affordability rule, a home-inspection checklist, and a real-estate glossary. You interact with your assistant; the assistant sends us only the numbers needed for that one calculation.
What we receive. The arguments of each tool call — loan amounts, interest rates, loan terms, home prices, down payments, monthly rent, income, and monthly debt figures — the technical headers needed to serve the request (an IP address or a client identifier supplied by the assistant, and a Pro API key if you have one), and standard server logs.
Everything is computed on our server and nothing is stored. Every calculation uses the standard mortgage amortization formula and bundled, dated reference ranges, computed from the numbers you provide; no request is forwarded to any third party, and no query — including any income, price, or loan figure you enter — is logged in request bodies, recorded, or used to train anything.
What we do not receive or store. We do not receive your conversation with the assistant, your name, Social Security number, actual credit score, property address, loan account numbers, or any other identifying or account information, and we do not build a financial profile from your queries: each calculation is answered independently and nothing carries over between requests. Rate-limit counters (a client identifier and timestamps) are held in memory for at most 24 hours. Hosting-provider access logs, which contain IP addresses and request paths but not request bodies, are retained for up to 30 days for security and abuse prevention.
Sub-processors. None — every tool is computed locally. Hosting: Vercel (United States regions).
Legal bases and your rights. For users in California, the EU/UK and elsewhere, our processing is necessary to provide the service you request through your assistant. Because we store no personal data beyond short-lived logs, requests to access, correct or delete personal data are usually satisfied automatically; you can still contact agent@connectorbay.com and we will respond within 30 days. We do not sell or share personal information and do not use your data to train models.
Children. Escrow is a general-audience service for adults; we knowingly collect no personal data from anyone.
