Landlord-tenant universal concepts, a glossary, and where to verify your state's actual rules

Real questions, and the tools your agent calls to answer them.
universal_conceptsuniversal_conceptsuniversal_conceptslandlord_tenant_glossaryverify_locallyLandlordBasics puts landlord-tenant concepts common across most US states behind one connector, hand-curated and fully local — nothing fetched, nothing stored. Universal concepts: security deposits generally require an itemized return within a set deadline; the implied warranty of habitability exists in nearly every state and generally cannot be waived; eviction generally requires a formal court process, and self-help eviction (changing locks, shutting off utilities, removing belongings without a court order) is broadly illegal; plus move-in habitability, retaliation/discrimination protections, and landlord entry notice — every concept paired with an explicit note on how the specifics vary by state. Glossary: habitability, notice to quit, security deposit, holdover tenant, self-help eviction, unlawful detainer, normal wear and tear, rent control, just-cause eviction, retaliation. Verify locally: a strong, repeatable reminder that this connector has NO state-by-state or city-by-city current law, with concrete places to find your actual rules — a state housing agency, legal aid, a tenant/landlord rights organization, or an attorney. General reference information only, not legal advice, and not case-specific guidance for any actual dispute.
Sources: Hand-curated general, cross-state US landlord-tenant reference content (universal concepts, glossary); fully local, zero upstream calls. Deliberately excludes state-by-state current law — general educational information, not legal advice.
The publisher, Unify Dynamics LLC, states that tool inputs are processed in memory and not retained.

"Does my landlord have to fix things", "can my landlord just change the locks", "how long does my landlord have to return my deposit", "what's normal wear and tear" — the plain-language questions tenants and landlords have. LandlordBasics answers only with concepts common across most US states — no upstream calls, no accounts, nothing stored.
LandlordBasics is general, cross-state reference information ONLY. It is NOT legal advice and NOT case-specific guidance for your actual tenancy or dispute. Landlord-tenant law varies ENORMOUSLY by state, and often further by city or county (rent control, just-cause eviction ordinances, notice periods, security deposit rules, and more), and changes frequently. This connector does NOT contain state-by-state or city-by-city current law — only the general concepts most US jurisdictions share. If you are a real tenant or landlord facing an actual dispute, verify your specific state and local rules with a tenant/landlord rights organization, a local legal aid office, your state's housing agency, or a licensed attorney before you rely on anything here or take any action.
Universal concepts. The patterns nearly all US states share: security deposits generally require an itemized return within a set deadline after the tenancy ends; the implied warranty of habitability exists in nearly every state and generally cannot be waived away in a lease; eviction generally requires a formal court process, and "self-help" eviction — changing the locks, shutting off utilities, removing belongings without a court order — is broadly illegal even when the landlord is otherwise in the right. Plus move-in habitability standards, retaliation and discrimination protections, and landlord entry notice. Every single concept is paired with an explicit note on how much the specifics vary by state — notice periods, deposit deadlines, penalties, and whether rent control or just-cause protections apply at all.
Glossary. Plain-language definitions: habitability, notice to quit, security deposit, holdover tenant, self-help eviction, unlawful detainer, normal wear and tear, month-to-month tenancy, rent control, just-cause eviction protection, and retaliation.
Verify locally. An explicit, strong, repeatable reminder that this connector has no state-by-state or city-by-city current law, with concrete places to find the actual current rules: your state's housing agency, legal aid, a local tenant/landlord rights organization, or a licensed attorney.
Not legal advice, not case-specific guidance for any actual dispute, and not a substitute for verifying your own state and local rules. It does not know your state, your city, your lease terms, or the facts of your situation, and using it does not create an attorney-client relationship. Landlord-tenant disputes involve real money, real housing, and real deadlines — always verify your specific state and local rules with a tenant/landlord rights organization, legal aid, or a licensed attorney before making a decision about rent, a deposit, a notice, or an eviction.

What LandlordBasics is. LandlordBasics is a connector (an MCP server and REST API) that AI assistants and personal agents call on your behalf for general, cross-state US landlord-tenant reference information: universal concepts, a glossary, and a reminder to verify state/local rules. You interact with your assistant; the assistant sends us only the arguments needed for that one lookup.
What we receive. The arguments of each tool call — at most a glossary search term or a US state name — the technical headers needed to serve the request (an IP address or a client identifier supplied by the assistant, and a Pro API key if you have one), and standard server logs.
Everything is computed on our server and nothing is stored. Every response is drawn from hand-curated, bundled reference content; no request is forwarded to any third party, and no query is logged in request bodies, recorded, or used to train anything.
What we do not receive or store. We do not receive your conversation with the assistant, your name, your address, your lease terms, the facts of your actual tenancy or dispute, or whether you are a tenant or a landlord, and we do not build a profile from your queries: each request is answered independently and nothing carries over between requests. Rate-limit counters (a client identifier and timestamps) are held in memory for at most 24 hours. Hosting-provider access logs, which contain IP addresses and request paths but not request bodies, are retained for up to 30 days for security and abuse prevention.
Sub-processors. None — every tool is computed locally. Hosting: Vercel (United States regions).
Legal bases and your rights. For users in California, the EU/UK and elsewhere, our processing is necessary to provide the service you request through your assistant. Because we store no personal data beyond short-lived logs, requests to access, correct or delete personal data are usually satisfied automatically; you can still contact agent@connectorbay.com and we will respond within 30 days. We do not sell or share personal information and do not use your data to train models.
Children. LandlordBasics is a general-audience service for adults; we knowingly collect no personal data from anyone.
Changes. We will post changes here with a new effective date.
